Just be yourself. Since real estate agents are people, something you say about your background/education/experience will probably resonate with them. Then, just have a conversation. Go with trying to be friends first, and then do business later. Some people are really excited to pitch THEIR deal... we should all just try to get along first, and then see what happens on the business side. Hope this helps.
